Mandatory Common Sense

We often preach “reduce first” as the sensable approach for homeowners who are looking at installing expensive renewable energy.  It just makes sense.  If it costs a lot to install solar panels, make your home more efficient first reducing the number you need, and then install less of them!  Same goes for heating and cooling equipment.  Reduce the need for cooling or heating and install a smaller unit.

As reported by KCET, one town in California may be looking at mandatory solar panels on every roof.  Lancaster CA, a city of 160,000, is one of the top three cities for generating solar.  Clearly it’s an area that has succeeded with solar as you would expect in such a sunny place.

Using solar to help reduce energy costs for lighting, water heating, and air conditioning is all well and good, but there are some simple steps to take first.  Improvements such as adding efficient lighting, reducing air leaks and increasing insulation go a long way and cost far less.  Our GreenHomes America folks in Fresno, Hayward, San Jose, Los Banos, and San Diego, know that, how a home performs matters a great deal, and they know solar too.

I vote for mandatory common sense with a side order of solar!

Congratulations to GreenHomes Partner ABC Cooling and Heating!

GreenHomes America Partner ABC Cooling and Heating, was recently presented the 2012 Energy Upgrade California Highest Performance Award.  This award is presented to the contractor that has completed the highest number of Home Performance projects within the PG&E territory in the state of California.

This is a significant achievement since 75% of all Energy Upgrade California projects were completed in the PG&E territory.  I won’t steal ABC’s thunder but, collectively GreenHomes America Partner locations have performed close to half of all completions in the State of California!   I know this won’t be the last award we will see from ABC Cooling and Heating!

ABC Cooling & Heating receives the 2010 New Horizon Award

Congratulations to GreenHomes partner ABC Cooling & Heating of Fresno, CA who last week won the 2010 New Horizon Award from the Greater Fresno Area Chamber of Commerce.  The award was given to the company for “achieving a more efficient and eco-friendly approach to business while anticipating the demands of tomorrow”.  And with the great team they have in place and the way they’ve embrace a home performance approach to helping their customers, I can’t say I’m surprised.  An excellent group of people working under the thoughtful leadership of Jerry Unruh.  Well done!

Vent those bath fans to the outside–NOT into the attic

One of the things we look at in homes is the ventilation.  I’ll write more about that in the coming months.  The short version is that good ventilation is necessary to protect your health and your home.

Wait! You say.  Aren’t you making my home tighter with all that air-sealing?  But I need ventilation to bring air in? 

Yes, that’s exactly what we’re trying to do.  In my view, the perfect home would be perfectly tight, with no “natural” exchange of air—but allow you to determine both the rate of air-exchange, and where an how it comes from.  But we’ll save that for another day.  Right now, I’m going to focus on the bathroom—in part because GreenHomes Advisor John Scipione just found another doozy, this one in Fresno, CA.

Bathroom ventilation is particularly important to remove excess moisture (and heat in the summer).  Pulling out this moisture at its source helps prevent the mold and mildew from growing, and that a good thing.

Most of the bathrooms we see have poor ventilation, either no fans or cheap rattle traps which make a lot of noise but don’t move much air.  Adding a well-functioning exhaust is something I highly recommend.

I’ve talked before (maybe putting the cart before the horse?) about the Panasonic and Renewaire bath fans that I like.  Excellent choices.   And keep making good choices by exhausting the air directly to the outside via ducts, and not just into an attic or some other space in the house.  If your contractor says it’s OK to vent into the attic, the best solution may be to find a new contractor.   Dumping moist bathroom air into the attic can help rot your roof.  And remember those ice dams we’ve talked about?  In snow country, exhausting your bath fan into the attic—with all that warm air—is a recipe for ice dams (and more on ice dams).  Don’t do it!

Which brings me back to what John found in Fresno.  Exhausting one bath fan into the attic is bad enough.  How about three?  And if you’re going to do three, why not tie them together to concentrate the problem?  At least the installed helped with a well-organized bad practice.  Don’t do it!  Vent to the outside.
